*November 3, 2026 Consolidation Election: Please refer to the Summary on The Overlook Election Tab for additional information on this, which was also sent out in an email blast to all residents on 10/21/2026.
The non-potable water system was shut down on 10/01/26. Residents are responsible for winterizing and maintaining their personal lines. The system is typically turned back on around May 15th, or when the water is released into the ditch by the supplier. Please plan any landscaping projects accordingly and refer to the below for seasonal reminders. *Delinquent account balances (anything past 6 months and >$150) will be due to the FrommCo office by 5:00 pm, on November 27th (due by, not post-marked by). Any account that remains delinquent after that date will be assessed a certification fee and turned over to the County for collection with the 2027 property taxes.* Please be sure that you are remitting payment either through your Residential Portal, or via a check or money order through the US Mail - PO Box 630588, Highlands Ranch, CO 80163 (we do not accept any payments over the phone). Please refer to the below for seasonal reminders:
-Homeowners are responsible for the removal of snow upon their driveway and sidewalk areas; the District maintains the common areas and the Town maintains the main streets.
-Please be mindful of your holiday decorations and partner with us to prevent any potential nuisances for surrounding people and properties (noise, lights, odors, safety, parking, wiring, traffic, etc).
-Properties still need to be kept in an overall, well-maintained condition.
-Vehicles must be legally parked upon the street or driveway area.
-Pets may not be causing a nuisance for any surrounding person/property. Pets must be leashed and abide by all laws, ordinances, covenants, and restrictions.
-No homeowner may use the open space areas or district property for the dumping, storage or display of any personal property, landscaping, waste, etc.
